Bunnl\u00e5net pleier \u00e5 \u00e5 kunne ha en amortiseringstid p\u00e5 opp til 50 \u00e5r mens toppl\u00e5net pleier \u00e5 \u00e5 ha en betydelig kortere amortiseringstid. Det er viktig \u00e5 raskt kunne betale av toppl\u00e5net for \u00e5 kunne bli av med den h\u00f8yere rentesatsen som denne har. Man kan velge flytende eller fast rente p\u00e5 b\u00e5de toppl\u00e5net og bunnl\u00e5net. Vil man v\u00e6re sikker p\u00e5 hva man kommer til \u00e5 betale i fremtiden skal man velge en fast rente, men har man lite spillrom i \u00f8konomien sin kan en flytende rente vare \u00e5 foretrekke.<br \/>\nHvis man har tilfeldigvis ut for en betalingsbemerkning kan det i noen tilfeller v\u00e6re vanskelig \u00e5 f\u00e5 et boligl\u00e5n.
